Buying an Acre in Anmore: The Village Rules Most Buyers Learn Too Late
Anmore is a village of roughly two thousand people sitting above Port Moody, and it is one of the last places inside Metro Vancouver where an acre of land is the normal lot size rather than the exception.
That is the appeal, and it is also where the surprises live. Most Anmore properties are on private wells and septic systems rather than municipal services. The minimum lot size in most of the village is around one acre, which limits subdivision far more than buyers coming from the city expect. And appraisals work differently when there are only a handful of comparable sales in a year.
None of this makes Anmore a difficult purchase. It makes it a different one. Buyers who understand the rural side of the transaction tend to be very happy here; buyers who assume it works like a Coquitlam subdivision tend to hit avoidable problems.
If you are weighing Anmore against Belcarra or the upper streets of Port Moody, speak with Navid Hakimi first — the differences matter more than the map suggests.

Wells, Septic Systems and Water Testing on Anmore Properties
This is the single most important part of an Anmore purchase, and it is the part most often rushed.
A private well needs flow-rate testing and water quality testing, and the results should be recent rather than inherited from a file. A septic system needs an inspection by someone qualified to assess the field, not just the tank — a failing field is a significant expense, and it is not always visible.
I build the time for both into the subject period rather than treating them as formalities. On a rural property they are the equivalent of a structural inspection in the city: not optional, and not something to discover after closing.

Acreage Properties and Estate Homes for Sale in Anmore
Anmore inventory is small and varied. In any given season you might see:
- Original homes on full acreage, often bought for the land and rebuilt later
- Newer custom estate homes built to take advantage of the setting
- A limited number of smaller-lot properties in the more serviced parts of the village
- Occasional raw or partially cleared parcels
Because turnover is low, a single unusual sale can distort the picture. When we look at pricing, I work from the specific characteristics of each property rather than a village-wide average that may rest on four or five transactions.
An Anmore real estate agent who has walked these properties can tell you which ones will appraise and which will not.
FAQ
No. Anmore is its own incorporated village with its own council and bylaws, though it borders Port Moody and residents use its services.
Most do not. Private wells and septic systems are the norm, which is why water testing and a septic inspection belong in every offer.
Most of the village is zoned to roughly a one-acre minimum, so subdivision potential is limited and should be confirmed with the Village.
Usually around twenty minutes outside peak hours, via Ioco Road and the Barnet or Lougheed corridor.
Anmore or Belcarra? Choosing Between Forest Acreage and Waterfront
These two villages are neighbours and are often searched together, but they suit quite different buyers.
Factor | Anmore | Belcarra |
Setting | Forested acreage, inland and elevated | Waterfront and forested lots on Bedwell Bay and Indian Arm |
Typical lot | Around an acre, generally usable and level enough to build | Highly variable, often steep and shaped by the shoreline |
Services | Private wells and septic on most properties | Similar, with additional foreshore considerations |
Access | Straightforward drive down to Port Moody | Longer, narrower road access along Bedwell Bay Road |
Suits | Families wanting land with a normal daily commute | Buyers prioritising water frontage over convenience |
Anmore’s One-Acre Minimum and What It Means for Resale
Most of Anmore is zoned to a minimum lot size of roughly one acre, and the village has consistently protected that character.
For a buyer this cuts both ways. It means you will almost certainly not be able to carve your property into two lots, so any purchase reasoning that depends on subdivision needs to be checked with the Village before you commit. It also means your neighbours cannot do it either — which is precisely what keeps Anmore feeling the way it does, and what supports resale over time.
If land banking is part of your thinking, that conversation should happen before an offer, not after.
Buntzen Lake, Eagle Mountain and the Daily Drive Into Port Moody
Anmore’s practical geography is simple: everything runs down Sunnyside Road toward Ioco and into Port Moody.
Buntzen Lake sits at the top end of the village and is the reason for a good share of the weekend traffic through Anmore in summer — worth knowing if you are considering a property on the main route. Anmore Elementary and Eagle Mountain Middle School serve the village itself, with secondary students heading down into the Coquitlam district.
For groceries, services and SkyTrain you are looking at Port Moody, roughly ten to fifteen minutes down the hill outside peak times. That drive is the price of the acre, and most Anmore owners consider it a fair one.
Financing and Appraising a Rural Property Inside Metro Vancouver
Lenders treat acreage differently. Some cap how much land they will value, some require a satisfactory water potability result before funding, and appraisals take longer when recent comparables are scarce.
None of this is a barrier, but it does change the timeline. I would rather have your financing conditions written realistically from the start than watch a subject removal date arrive with the appraisal still outstanding.
Where it helps, I will speak directly with your lender or broker early so everyone is working from the same understanding of the property.
Rural due diligence is slower and less glamorous than a tour, and it is exactly what an Anmore real estate agent is for.
Receive Anmore Acreage Listings Before They Reach the Public Feeds
With so few properties trading each year, timing matters more in Anmore than almost anywhere else in the region.
Tell me the acreage you need, whether you intend to build or move in, and how you feel about slope and tree cover. I will keep you posted as suitable properties come up — including the ones that get quietly shopped before they are listed.
