North Vancouver has more new homes on the way than it’s had in years: concrete towers in Lonsdale, townhomes in Moodyville and Edgemont, and a wave of projects around Lynn Creek. With the resale market soft in 2026, a lot of developers are also offering better incentives than they did a couple of years ago. Here’s what’s worth a look right now, and how to buy smart.

Lower Lonsdale and Moodyville Presales

Projects to watch:
- Morrison Walk (Creo Developments): Moodyville townhomes, advertised from about $1 million, estimated fall 2026.
- Terza (Nam Development): Moodyville townhomes, advertised from about $1.15 million.

Lower Lonsdale also has a lot of older condo stock, so a new build here competes directly with resale. Our guide to the best condo buildings in Lower Lonsdale is a good way to compare.
Central Lonsdale Presales
Central Lonsdale is the North Shore’s main high-rise area, close to shops, Lonsdale Avenue transit and Lions Gate Hospital.

Completed buildings like Lennox are worth a look if you want new construction without waiting two to three years.

Presale Townhomes on the North Shore
Townhomes are the sweet spot for a lot of North Shore families right now. New ones in Moodyville, Lower Lonsdale and Lynn Creek are advertised from roughly $700,000 to $1.45 million, while Edgemont townhomes start around $1.4 million.
For comparison, the North Vancouver townhouse benchmark price was about $1,230,000 in September 2026. A new townhome near that price gets you a warranty, modern systems and lower maintenance for the first few years. A resale townhome at the same price usually gets you more space.

Presale vs Resale Prices per Square Foot in North Vancouver
New construction almost always costs more per square foot than resale. As a rough guide on the North Shore:
| Typical price per sq ft | What you get | |
|---|---|---|
| New concrete condo (presale) | Often $1,200 to $1,600+ | Warranty, new systems, amenities, GST payable |
| 10 to 20 year old condo | Often a few hundred dollars less per sq ft | More space for the money, no GST |
| 1970s to 1990s low-rise | Lowest per sq ft | Highest risk of envelope and levy costs |
Remember that presales come with 5% GST on top of the price (with relief for some first-time buyers), which resale homes don’t. Our article on presale vs resale in North Vancouver goes through the full trade-off, and here’s how GST on new homes in BC works.

Deposit Structures, Completion Dates and Assignment Rules
Deposits: North Vancouver presale deposits usually total 10% to 20% of the price, often paid in stages (for example 5% at signing, 5% in 90 days, and more later). In today’s market, some developers are offering reduced deposits as an incentive.
Completion: Dates are estimates. Your contract will have an “outside date,” after which you may be able to cancel if the building isn’t finished. Here’s what happens if a presale project is delayed in BC.
Warranty: New homes in BC come with 2-5-10 home warranty coverage. See what the 2-5-10 warranty actually covers.
Assignments: If you need to sell before completion, you’ll usually need the developer’s written consent and pay an assignment fee. Assignments are reported to a provincial registry, and BC’s home flipping tax can apply to profits from properties sold within two years. Our guide to presale contract assignments explains the rules.
Cooling-off: You get a seven-day rescission period after receiving the developer’s disclosure statement, with no fee.
How to Get Early Access and VIP Pricing
The best units in a new project, like the best views, corner layouts and lower floors at launch prices, usually go before the public launch. To get access:
- Register early with the developer, and through an agent who works with presales.
- Have a mortgage pre-approval and deposit ready before launch day.
- Know your top three units and a backup in case your first choice is gone.
- Read the disclosure statement during your seven-day rescission period.
- Ask about incentives: reduced deposits, assignment fee waivers, free parking or upgrade credits are common in 2026.
Using an agent for a presale usually doesn’t cost you anything, because the developer pays the commission.
Frequently Asked Questions About North Vancouver Presales
Do I pay GST on a North Vancouver presale?
Yes. New homes carry 5% GST. First-time buyers may qualify for federal GST relief on new homes under certain price limits, so check before you sign.
Can foreigners buy presales in North Vancouver?
The federal ban on non-Canadians buying residential property is in place until January 1, 2027, with some exceptions. Foreign buyers also face BC’s additional property transfer tax. Our guide to whether foreign buyers can still buy property in BC covers the details.
Is it free to use a realtor for a presale purchase?
In most cases, yes. The developer pays the buyer’s agent commission, and you get someone checking the contract, pricing and floor plans on your side.
What happens if a presale is delayed?
Most contracts allow delays up to an outside date. If the building isn’t finished by then, you may be able to cancel and get your deposit back.
Are presale condos a good investment on the North Shore in 2026?
They can be, if you buy at a fair price per square foot in a strong location and can hold to completion. With prices soft in 2026, focus on value and incentives rather than expecting a quick flip.
