Sometimes you just need it sold. A job move, a separation, an estate, a new home you already bought, or a mortgage that’s getting hard to carry. Whatever the reason, there are faster and slower ways to sell in Vancouver, and some fast options cost a lot more than others. Here’s how to pick the right one.

What Is the Fastest Way to Sell a House in Vancouver?

For most people, the fastest way to sell without giving away money is to list with an experienced local agent and price the home at or slightly below its true market value from day one. Priced right and well marketed, many homes get a firm offer within two to four weeks, even in a slower market.

The absolute fastest option is selling to a cash buyer, which can close in one to three weeks. But you’ll usually take a big discount for that speed, often 10% or more below market.

Right now, the market is not rushing anyone. In September 2026, Metro Vancouver sales were about 25% below the 10-year average and the benchmark price was down 5.5% from a year earlier. Homes that are priced right still sell. Homes that are priced “to test the market” sit.

5 Ways to Sell Fast Compared: Speed, Price and Risk

Option Typical time to a firm deal Price you’ll get Main risk
Price it to sell with a listing agent 2 to 4 weeks At or near market Needs good prep and pricing
Cash buyer or “we buy houses” company 1 to 2 weeks Often 10% or more below market Leaving a lot of money behind
Off-market sale to pre-qualified buyers 1 to 3 weeks Close to market if buyers compete Smaller buyer pool
Accept subject-free offers and flexible dates Speeds up any option Can be slightly lower Fewer buyers can go subject-free
Sell as-is without repairs Saves prep time Lower, depends on condition Buyers price in the unknowns

Option 1: Price It to Sell With a Listing Agent

This is the option most sellers should start with. It’s fast because it creates urgency, and urgency brings competing buyers.

How it works:

  • Price based on recent sold homes, not on what you need or what the neighbour listed at. Pricing just under a round number (say $1,495,000 instead of $1,550,000) puts you in more buyers’ search results.
  • Launch with everything ready: photos, floor plan, video and documents on day one. Strata docs ready to go if it’s a condo or townhouse.
  • Set a showing window and an offer date if demand is strong, so buyers know they have to move.
  • Use the agent’s buyer network before and during the launch.

A home priced 5% too high can sit for months and still end up selling for less. Our guide to the North Vancouver home selling timeline breaks down what a realistic schedule looks like.

Option 2: Sell to a Cash Buyer or “We Buy Houses” Company

You’ve seen the signs: “We buy houses, any condition, cash in 7 days.” These are usually investors or small companies buying below market so they can renovate and resell or rent.

Pros:

  • Very fast. Some close in one to two weeks.
  • No showings, no repairs, no subjects.
  • Certainty, if they’re legitimate.

Cons:

  • Offers are typically well below market, often 10% to 20% or more.
  • Some aren’t really buyers. They tie up your home with an offer and then try to assign the contract to someone else.
  • Some charge fees or renegotiate after an inspection.

If you go this route, have a lawyer review the contract, check that the buyer can actually show proof of funds, and get a market valuation first so you know exactly how big the discount is.

Option 3: Off-Market Sale to Pre-Qualified Buyers

An off-market or “pocket” sale means your agent quietly offers your home to buyers they already know are looking and qualified, without a full public launch.

It’s fast when:

  • Your agent has active buyers looking for exactly your type of home.
  • You value privacy, like during a separation or an estate sale.
  • The home is in good shape and easy to show.

The trade-off is fewer eyes on the property, which can mean less competition. A good middle ground is a short “coming soon” period to the agent’s network, followed by a full MLS launch if the right offer doesn’t come.

Option 4: Accept Subject-Free Offers and a Flexible Completion Date

You can speed up any of these options by making your sale easier to say yes to:

  • Give buyers what they need upfront. A pre-listing inspection, strata documents and a title search let buyers remove subjects faster, or go subject-free.
  • Prioritize offers with fewer subjects. A firm offer at a slightly lower price can be worth more than a higher offer with three conditions and a 10-day wait.
  • Be flexible on dates. Some buyers need a quick completion, others need two months. Flexibility widens your buyer pool.

Just remember: even a subject-free buyer in BC has a three-business-day rescission period after acceptance. The deal is truly firm once that period ends.

Option 5: Sell As-Is Without Repairs

If the home needs work and you don’t have the time or cash to fix it, selling as-is is a valid option. Buyers will price in the repairs, often with some extra margin for the unknowns.

To get the most out of an as-is sale:

  • Get a pre-listing inspection so buyers see the real issues and you control the story.
  • Get one or two repair quotes for the big items. Buyers tend to overestimate costs when they’re guessing.
  • Still clean, declutter and take good photos. “As-is” doesn’t have to mean “looks neglected.”

How Fast Can You Close in BC? Timeline From Listing to Completion

Step Fast scenario Typical scenario
Prep and launch 3 to 7 days 2 to 4 weeks
Time to an accepted offer 1 to 2 weeks 2 to 6 weeks
Subject removal (or subject-free) 0 to 7 days 7 to 10 days
Rescission period 3 business days 3 business days
Completion after subjects removed 2 to 3 weeks 30 to 60 days

So a realistic “fast” sale in Vancouver is about 4 to 6 weeks from deciding to sell to having money in your account. Our guide to completion, possession and adjustment dates explains what happens on each of those final days.

What a Fast Sale Costs You and When It Isn’t Worth It

Speed costs money in two ways: a lower price, and less time to find the buyer who would have paid the most.

On a $1,400,000 home:

  • A cash buyer at 12% below market costs you about $168,000.
  • A listing priced 2% under market to sell quickly costs about $28,000, and often gets bid back up.
  • A standard listing commission is roughly $41,000 including GST.

Selling fast is worth it when the cost of waiting is bigger than the discount. Think carrying two mortgages, a bridge loan, a legal deadline or a home that’s sitting empty. It’s usually not worth it when the deadline is self-imposed, or when two more weeks of good marketing would get you a much better price. If you’re also buying, read buy first vs sell first before you lock in either plan.

Frequently Asked Questions About Selling a House Fast in Vancouver

Are cash home buyers in Vancouver legit?

Some are, some aren’t. Ask for proof of funds, check reviews, and have your lawyer review the contract, especially any clause that lets them assign it to someone else.

How much less will a cash buyer pay?

It varies, but offers 10% to 20% below market are common. Always compare their offer with a professional valuation.

Can I sell my house in 30 days in BC?

Yes, if it’s priced right and you’re flexible with dates. Getting a firm deal within 30 days is very doable. Getting the money in your account in 30 days is tighter but possible.

Can I sell fast if I still have a mortgage?

Yes. Your lawyer or notary pays off your mortgage from the sale proceeds on completion. Check your prepayment penalty first so there are no surprises.

Can I sell fast and rent the home back after completion?

Yes. A rent-back (or leaseback) can be written into the contract. It lets you sell now and move later, which is useful if you’re waiting on another home.
