Burquitlam Changed Faster Than Any Part of Coquitlam — Here’s How to Buy Into It

Ten years ago Burquitlam was a low-rise pocket on the Coquitlam side of North Road. Since the Evergreen Extension opened and Burquitlam Station arrived, it has become one of the fastest-densifying areas in the region, with towers going up on land that held single-family homes not long ago.

That creates an unusual situation for buyers. Three completely different products are on the market at the same time: presale contracts in buildings not yet finished, assignment contracts being resold before completion, and ordinary resale units in buildings already occupied. They look similar in a search result and behave nothing alike.

There is also a fourth category that gets overlooked — older detached homes on lots sitting inside the transit-oriented development area, bought largely for what can eventually be built on them.

Getting clear on which of these four you are actually shopping for is the whole game in Burquitlam. Speak with Navid Hakimi before you start touring, not after.

Which Burquitlam Towers Have Completed and Which Are Still Selling

The buildings around Burquitlam Station were released over several years, and they are at very different stages.

Completed buildings have real strata fees, real bylaws and a track record you can inspect. Buildings still in construction have projected fees that frequently land higher than the disclosure statement suggested, and bylaws you will not see until the first annual general meeting.

When we shortlist, I will tell you plainly where each building sits on that timeline. It is the difference between buying something you can evaluate and buying something you have to trust.

Burquitlam Condos, Townhomes and Older Homes for Sale Now

The mix here is wider than in any other Coquitlam neighbourhood, which is why a generic search returns such inconsistent results.

What is typically available:

  • New and recently completed concrete towers close to Burquitlam Station
  • Older wood-frame apartments along Clarke Road and Como Lake Avenue, at much lower entry prices
  • Townhome complexes filling the blocks between the towers and the single-family streets
  • Detached homes on lots inside or adjacent to the transit-oriented area
  • Assignment listings, which are contracts rather than completed homes

Because so much of this stock is new, the sold history for some buildings is only a year or two deep. That makes it easy to misread a single sale as a trend.

A Burquitlam realtor who sorts presale from assignment from resale will spare you the most expensive confusion in this market.

FAQ

Burquitlam is in Coquitlam, sitting right on the western boundary where North Road separates it from Burnaby.

They can be, but the outcome depends on the completion timeline, GST, and where the market sits when the building finishes rather than when you sign.

Roughly half an hour on the Millennium Line with a transfer, which is a large part of why the area densified so quickly.

Burquitlam is the transit-centred core within the broader Coquitlam West area, so every Burquitlam address is in Coquitlam West but not the reverse.

Assignment Purchases in Burquitlam: The Costs Nobody Mentions

Assignments are common here, and they are the transaction type that catches buyers out most often.

You are buying someone else’s contract with the developer, which usually means an assignment fee charged by the developer, the original buyer’s deposits to reimburse, GST on the new home, and potential tax consequences for the seller that can complicate the deal. Financing an assignment is also more restrictive than financing a resale — not every lender will do it.

None of that makes assignments a bad idea. They can be excellent value. But the price on the listing is rarely the price you actually pay, and you should know the full number before you sign.

Burquitlam Station, the SFU Shuttle and the Commute Math

Burquitlam’s value case rests largely on getting places quickly.

The station sits on the Millennium Line, putting downtown Vancouver within a manageable ride and Coquitlam Central a few minutes the other way. There is also direct transit up Burnaby Mountain to SFU, which is why a meaningful share of the rental demand here comes from students and university staff.

For drivers, North Road and Clarke Road connect quickly to Lougheed Highway. The trade-off is that those same roads are busy, and a unit facing them is a different living experience from one facing a quieter side street.

Buying an Older Burquitlam House on a Rezoning-Ready Lot

Some of the most interesting purchases in Burquitlam are not condos at all. They are older houses on lots that sit inside the area planned for higher density.

These trade on land value rather than on the condition of the house, and pricing depends on the lot’s size, its position relative to the station, and whether neighbouring owners are aligned on selling together. A lot that only works as part of an assembly is worth something quite different from one that can stand alone.

This is patient money, not a quick flip. Timelines are measured in years and nothing is guaranteed — which is exactly why the due diligence has to be done properly before you buy.

Separating a genuine land play from an optimistic asking price is the core skill of a Burquitlam realtor here.

Get Burquitlam Listings Split Into Presale, Assignment and Resale

Mixing these three together is what makes the Burquitlam search confusing, so I separate them from the start.

Tell me your budget, your realistic move-in date and whether you are buying to live in or to hold. You will receive three clean lists rather than one messy one, with the true all-in cost noted on any assignment.
