Ten years ago Burquitlam was a low-rise pocket on the Coquitlam side of North Road. Since the Evergreen Extension opened and Burquitlam Station arrived, it has become one of the fastest-densifying areas in the region, with towers going up on land that held single-family homes not long ago.
That creates an unusual situation for buyers. Three completely different products are on the market at the same time: presale contracts in buildings not yet finished, assignment contracts being resold before completion, and ordinary resale units in buildings already occupied. They look similar in a search result and behave nothing alike.
There is also a fourth category that gets overlooked — older detached homes on lots sitting inside the transit-oriented development area, bought largely for what can eventually be built on them.

You are buying someone else’s contract with the developer, which usually means an assignment fee charged by the developer, the original buyer’s deposits to reimburse, GST on the new home, and potential tax consequences for the seller that can complicate the deal. Financing an assignment is also more restrictive than financing a resale — not every lender will do it.
None of that makes assignments a bad idea. They can be excellent value. But the price on the listing is rarely the price you actually pay, and you should know the full number before you sign.

Burquitlam’s value case rests largely on getting places quickly.
The station sits on the Millennium Line, putting downtown Vancouver within a manageable ride and Coquitlam Central a few minutes the other way. There is also direct transit up Burnaby Mountain to SFU, which is why a meaningful share of the rental demand here comes from students and university staff.
For drivers, North Road and Clarke Road connect quickly to Lougheed Highway. The trade-off is that those same roads are busy, and a unit facing them is a different living experience from one facing a quieter side street.
Buying an Older Burquitlam House on a Rezoning-Ready Lot
Some of the most interesting purchases in Burquitlam are not condos at all. They are older houses on lots that sit inside the area planned for higher density.
These trade on land value rather than on the condition of the house, and pricing depends on the lot’s size, its position relative to the station, and whether neighbouring owners are aligned on selling together. A lot that only works as part of an assembly is worth something quite different from one that can stand alone.
This is patient money, not a quick flip. Timelines are measured in years and nothing is guaranteed — which is exactly why the due diligence has to be done properly before you buy.
