Inside Buckingham Heights, the Large-Lot Pocket Burnaby Buyers Rarely Hear About
Most people who search for Buckingham Heights have driven through it without realising where they were. It sits just south of Deer Lake, tucked between Canada Way and the Deer Lake Parkway area, and it is one of the few places in Burnaby where the lots are genuinely large and the streets genuinely quiet.
It is not a condo neighbourhood. There is no village centre, no SkyTrain station at the end of the road and very little through traffic. What there is, is space — mature trees, wide frontages and homes that sit well back from the street.
That scarcity is the whole story. Buckingham Heights turns over slowly, so in any given month there may be only a handful of homes on the market. Buyers who wait for the perfect public listing often wait a long time.
If you are comparing it to Deer Lake, Burnaby Heights or the North Burnaby view pockets, the trade-offs are real and worth talking through. Speak with Navid Hakimi before you narrow your search.

Lot Size, Slope and Privacy: The Three Things That Set Prices Here
In most Burnaby neighbourhoods the house drives the price. In Buckingham Heights, the land usually does.
Frontage matters first, because it determines what can eventually be built. Slope matters second — a level lot is materially easier and cheaper to develop than one falling away at the back, and buyers price that difference in. Privacy matters third, and it is the most subjective of the three: a home screened by mature trees on three sides commands something that a corner lot on an open street does not.
None of this shows up cleanly in a listing description. It shows up when you stand on the lot, which is why I would rather walk a property with you than send you a link.
Track record and client satisfaction
Navid’s background on the North Shore and across Greater Vancouver gives you a solid base of experience to rely on.

What Is Currently Listed Across Buckingham Heights
Inventory here is almost entirely detached, and it falls into three broad groups:
- Original mid-century homes on large lots, bought largely for land and position
- Substantially renovated homes, where a previous owner has already done the heavy work
- Newer custom builds, usually the most expensive homes on any given street
Listing counts are low by nature. When only a few homes trade in a year, a single sale can shift how the whole street is perceived — which is exactly why reading the sold history correctly matters more here than in a high-turnover area.
Because so little reaches the public feeds, a Buckingham Heights realtor with local relationships is often how buyers get in early.
FAQ
It sits just south of Deer Lake Park in central Burnaby, bounded roughly by Canada Way and the Deer Lake area.
The area was subdivided at a lower density than most of the city and has largely retained that pattern, which is why frontages here remain unusually wide.
The area falls within Burnaby School District catchments centred on Buckingham Elementary and nearby secondary schools, though boundaries should be confirmed by address.
Only where the lot meets current zoning requirements, and it is not a given — subdivision potential needs to be confirmed with the City before you rely on it.
Buying an Original 1960s Home Versus a Rebuilt Estate
This is the real decision in Buckingham Heights, and it is less about taste than about how much project you want to own.
Factor | Original Mid-Century Home | Rebuilt or New Custom Home |
What you are buying | Primarily the land and its future potential | A finished home you can move into |
Entry price | Lower, with renovation or rebuild costs ahead | Higher, with those costs already spent |
Timeline | Design, permits and construction take time in Burnaby | Immediate occupancy |
Flexibility | You control the layout and finish entirely | You inherit someone else’s decisions |
Best suited to | Buyers planning a long-term custom build | Buyers who want the address without the project |
How Buckingham Heights Compares With Deer Lake and Burnaby Heights
These three names come up together often, and they are genuinely different markets.
Deer Lake carries the higher public profile and includes some of Burnaby’s most prominent estate properties, along with the park, the art gallery and steady visitor traffic. Burnaby Heights, up north on Hastings Street, is a walkable shopping high street with smaller lots and a completely different rhythm.
Buckingham Heights sits between them in price and apart from them in character. It offers estate-scale land without the profile, which is precisely what most of its buyers are looking for.
Zoning, Tree Bylaws and What You Can Actually Build on These Lots
A large lot in Burnaby does not automatically mean a large build. Setbacks, permitted floor area and lot coverage all limit what actually fits, and Burnaby’s tree protection bylaw limits how many mature trees can be removed and what replacement is required.
Buyers regularly fall in love with a lot, sketch out a dream home, and only later discover the envelope is smaller than they assumed — or that the trees they planned to remove are protected.
Before you write an offer on a rebuild candidate, I go through the zoning schedule and the tree situation with you so the plan you have in mind is the plan the lot will actually support.
Why Buckingham Heights Listings Rarely Reach the Open Market
In a neighbourhood with this few homes and this many long-term owners, a meaningful share of activity happens quietly. Owners talk to agents they know before they talk to a photographer.
That is not a marketing line — it is simply what happens when supply is thin and buyers are patient. It also means that a buyer relying only on public search portals is seeing an incomplete picture.
Being on my list for this neighbourhood costs you nothing and occasionally puts you first in line.
Confirming what a lot can actually carry, before you fall for it, is where a Buckingham Heights realtor earns their fee.
