These three names come up together often, and they are genuinely different markets.

Deer Lake carries the higher public profile and includes some of Burnaby’s most prominent estate properties, along with the park, the art gallery and steady visitor traffic. Burnaby Heights, up north on Hastings Street, is a walkable shopping high street with smaller lots and a completely different rhythm.

Buckingham Heights sits between them in price and apart from them in character. It offers estate-scale land without the profile, which is precisely what most of its buyers are looking for.
