South Burnaby is built on a hillside falling toward the Fraser River, and that grade does real work in the market.
A south-facing lot on the slope gets more daylight through the winter and, from the right elevation, a view over the river and the delta toward the border. A north-facing lot on the same street gets neither, and prices reflect it.
Slope also brings practical considerations — drainage, retaining walls and driveway grade. On a hillside street, those items belong in your inspection rather than in your assumptions.
Marine Drive, Royal Oak and Getting Across South Burnaby
Movement here runs mostly east to west, and knowing the arterials shapes where you want to be.
Kingsway carries the retail and the bus routes through Metrotown, Highgate and Edmonds. Marine Drive runs along the bottom of the slope and connects toward New Westminster and the Queensborough crossing. Royal Oak Avenue climbs from Marine Drive up through the residential pockets to Kingsway and beyond.
The Expo Line serves Metrotown, Royal Oak and Edmonds stations, so much of South Burnaby is within reach of rapid transit — though how far you walk to it varies enormously between the pockets.

A Metrotown condo buys you convenience, transit at the door and a predictable monthly cost. A South Slope house buys you land, privacy, potential rental income from a suite, and full responsibility for maintaining all of it.
